    Oh god, where do I even begin... CONS: If you're looking to spend $$$ for a manky rip off dump, you've come to the right place. The room was a dark dungeon with a tiny lamp and literally ZERO outlets. The mattresses were rock hard, yet lumpy, I've seen better quality sheets at a hospital and my dogs have more pillows than what they provided for you to sleep on. The towels could have also been used as sandpaper. And really, who bothers with soap and shampoo dispensers in this day n age..the stairways were grimey and just filthy. PROS: Proximity to the beach. That is all. P

    House keeping is terrible. There is no tv remote and only one outlet in the place for charging batteries despite the bathroom. The pillows are limp and there was sand in my bed upon arrival. The pool is dirty as well. There's no ice machine which is crazy inconvenient. It took me 1.5 hours to check in because there was only one person running the front desk with at least 30 people in line. There were no luggage carts around post check in. There are flys and spiders all around the place. It's overall a low end kinda place in my opinion.

    We always stay in condo. My grandsons love it. This is our last day here. Thank god. While I love location and security It has turned into a dump with sullen uncaring staff. Less than one star if I could. Our feet were black after walking in condo without shoes. Balcony floor was filthy. On our first day we advised them ice maker didn't work and bathroom sink would not drain Maintenance came up and looked and said "oh this is the unit that needs New ice maker." They already knew it didn't work. Never looked at clogged sink (By the way this unit is a back to back rental. Guests due in at 4 and you can bet they'll have no ice either ) Maintenance guy said "Just get ice at our Corner Market at our pool they'll give it to you. ". Well no they wouldn't. She fumed and rolled her eyes said she "ain't got no bags to be putting no ice in, Ice costs 3.26." I tried explaining that maintenance told me to get it from her. I called front desk 2 different people heard my problem and said hold on. Nobody ever came back. I hung up. We are talking about frozen water not a big deal I thought. Finally another employee came in and filled our small Rubbermaid cooler that holds a 6-pack. Not a 100 gallon container. Done with low class people. This use to be so nice.

    Terrible! Not worth one star. Beds are uncomfortable, sandy floors, broken chairs on balcony, small bathrooms, no drapes on our windows. I spent $$$ to be let down and disappointed, basically ruined my trip.

    The only good thing about this place is that the staff was nice. Otherwise, it was gross. It was dirty and sandy. The floor in the room would turn your feet black if you didn't wear shoes. Some of the "clean" towels that I opened up, actually had sand in them. They were stingy about giving you enough toilet paper or handing out extra blankets. The blankets themselves were 20 years old and stiff with holes. Also I was not impressed with the pools at the resort. This resorts location is really the one thing it has going for it. It is very close to bars and clubs that are popular during spring break.

    This is my 3rd stay at the Boardwalk Hotel and it will be my last. As someone who grew up coming to Panama City Beach you expect to find less than stellar accommodations but this place has become a serious dump. The service, if you can call it that, is awful. Do expect to stay in a sub par room with THE WORST BEDS EVER. The beds were so hard I actually thought it was just the box springs. We actually took the pull out couch mattress and put it in the floor just so we could get a few hours of sleep. Sleep is hard to come by because this has become the party hotel. It is overrun with college kids looking to party no matter what. Do not bring your kids here expecting a good family vacation. I gave this place several chances and now we are done.

    I wish I could give this dump zero stars. I have never been anywhere as terrible as this place. SHAME on the criminals that run this place and shamelessly rip off tourists. I'll begin with the room itself. There was mold and sand and dirt everywhere. The toilet was broken and they refused to fix it so in order to flush we had to reach into the back and lift the chain manually. GROSS. There was no closet or place to hang anything, we were just supposed to dump our things on the floor. The bathroom was falling apart, the beds were rock hard, all of the furniture was disgusting and old, and there were bugs. But that's not all. The neighbors were partying all day long and made me feel VERY unsafe. Our door hardly locked--oh, and did I mention the fact that we had an adjoining room with people smoking weed. The smell drifted under the door and was overwhelming. There was hardly a piece of plywood separating our rooms. And the service was laughable! The fact that these people are earning a wage at all from the way they treat their guests is simply atrocious. No one would ever pick up the phone when we called the front desk. I was there three days and house keeping never came. We had to go to the front desk ourselves to pick up clean sheets. On the day of our check out, a man pounded in our door two hours earlier than check out and yelled at us until we moved all of our belongings into the filth encrusted walkway. And the icing on the cake: the first night we were there our terrible neighbors hosted a party. There were at least 50 people crowding the hallways in front of our room and blasting music next door. The smell of marijuana was unbearable we had to open our balcony door just to breathe! We decided to call the front desk, but of course no one felt like picking up for 20 minutes. So we sent the largest man with us (none of the women felt safe outside the locked room, or in it for that matter) down to the desk to talk to them. On his way, he found a man PEEING IN THE STAIRWELL. NOT KIDDING. that's the kind of drunken criminal that stayed in this prison. They charged an absurd price, this place is honestly a scam for unsuspecting college kids. I spent the majority of the trip in tears out of fear for my safety and the rest of it searching for any other place to stay. I can't say enough how horrible my time was and how much I wish I never had gone. I really feel I will never get over my traumatic time in this scene from Cops. I wouldn't wish a night here on my worst enemy. Stay here if you want to jeopardize yours and your guests' safety and happiness I'm not sure I'll ever forgive the man that booked this place.

    Run down low rent kind place. Room was not ready at check in. Elevator worked poorly, stairs have dangerous tread wear. Only stay if it is cheap or you don't care for any amenities because you won't get any, including ice. Only the beach was nice. Lobby is deceiving because it has been remodeled, not the rooms. No plug in for charging batteries. No overhead lights. Very dark. Pool was dirty as well.

    Stayed at Unit#303 Tons of dust under the beds, cockroaches roaming the unit as well as the hallways, bed covers had yellow stains and looked like they have not been washed for years. The same stains go for the mattresses as well as the spring boxes. We stayed there for 2 weeks, when I noticed the DUST under the bed and the roaches I called the manager. I was told she is sorry I did not call earlier because obviously she can not do anything to correct the cleaning conditions,like we could have brought the tons of dust and the roaches into the unit. Will not go back for sure! Not worth the money.

    I really enjoyed my stay here. Everyone was friendly and courteous. Any questions I had the staff answered with no problems. We stayed in an efficiency suite. It was perfect for me and my husband. The Condo is right in the thick of things. You could walk to a few places to eat if you choose. So if you come during spring break that would be best due to the traffic. It's a great place to come and visit. We didn't have any problems during our stay so I do plan on coming back again.

    After reading the reviews, I thought we'd give it a shot anyway because of the location. Everyone is right, this place is nasty, but the location is perfect! It is literally right on the beach, and we had a room that overlooked the Gulf! The place is just dirty, and the room was just trashy! There was hair in the bathtub, the lights didnt work, there were dead flies in the window seals, and the beds were hard as a rock. I would never stay here again. If you have a little extra cash pay to stay somewhere else!

    I have stayed at the condo's on this resort and they are just beautiful and what a fantastic view. Guest services were such nice people. This condo is centrally located to everything, Walmat, Walgreens, Gulf World, Shipwreck Island an it has a heated pool.

    What a dive!!! This place could be amazing if anyone here actually cared. Such a great location right on the beach and close to pineapple Willys. The check in area is a desk and then just a huge empty space. There were areas of the hotel that stank of piss. The rooms were bearable. The bathrooms were tiny and you definatley wouldn't think about taking a bath. The cleaning staff dont greet or acknowledge you. There's a restaurant for breakfast but take my advise and go somewhere else. Nasty arse coffee! I don't even want to know what was in it but I NEED coffee in the morning!!!! On check in they gave me a sheet telling me breakfast was included and telling me I had a choice of a muffin, waffle and variious other items. When I got to breakfast the lady told me that was old and dusty and that I had a choice of cereal or a stale looking bagel. I'd rather stick my finger down my throat than eat anything here. Location wise this place is fantastic. Take your own supplies ie coffee, milk, cereal and this place would probably be fine. I usually think of a hotel as just a base but this place was just terrible!!! P.s terrible wifi connection

    This place is is TRASHY!!!... and this is coming from someone who has stayed at a fair amount of hostels in and out of the US. First off, when we got to out room, the place looked like it had been torn apart by sprinf breakers (failure to clean by hotel), and the biggest problem with this is that our stay was in January, a hell of a long time after spring break ended! I seriously felt like I was going to get an STD just by breathing in the air in the rooms. Cums stains and ciggarette burns everywhere. If you do stay, make sure to bring your own sheets, wear flip flops, and get a tetnis shot after! I'm serious.... p.s. also no cable TV or internet like they said at the front desk upon check in, and they didn't even apologize for this... assholes.

    If you want to have a good time AT ALL, this is NOT the place to stay. Here is a summarized list of reasons not to waste your money: 1. The halls all smell like piss, and the custodians do nothing to fix it. 2. You have a CURFEW of 10:00. After that time, you cannot bring any girls/guys home with you who are not in this hotel 3. The sinks and showers do not drain. Sand will be all over your feet for years. 4. You have to pay 25 dollars to use the internet? 5. Okay, here's the big one: I am over 21 and they poured out 5 handles and 2 fifths of my alcohol, because there was one person under 21 in the room (who was not even drinking that alcohol, mind you). Don't even think about this place. It's a joke.

    This place was pretty okay. Went for thunder beach bike rally, rooms were cheap with a beautiful view of the gulf. The rooms were okay. Bathroom looked a little dirty...there are on site restaurants and bars and it was in the middle of the action.

    The worst hotel I've ever stayed at. I convinced my fiance for us to stay here despite the bad reviews. I read other reviews on other websites but I should have listened to the reviews on Yelp. I stayed here during the Spring Break season and they basically treat their guests like crazy party-goers. Although the majority of guests may fit the description, we definitely were not part of that majority. We made reservations online and gave our initial cost to be $170 with tax and additional charges. Then they tell my fiance that there are even more charges and the total is $230. He asked why they didn't give him the actual total before but they ignored his question. We were given strict rules, for example, all guests not staying at the hotel must sign in before entering a hotel room and no guests after 10pm. Worst of all, the check-out time was 8am. 8am?! Seriously??? Also, check-in starts at 4pm. And before you check-out, an inspector must come in and make sure the room is clean enough for us to leave. You have to pay to use the Internet and although they advertised free beer at the Blue Moose (restaurant on the hotel premises) on their pamphlet, it was NOT free. Overall: Great location and clean rooms but horrible experience in just about every other aspect staying at the Boardwalk. Just a scam to get extra money out of Spring Breakers.

    I stayed at the hotel part of this resort - I checked in and checked out within 5 minutes. Dont stay here please! I never right bad reviews, but this one deserved it. Discusting! Cigarette burns in the bed and stains on the sheets, rust every where, broken lamp shade. Drunk people every where. Im 23 and love to party but I couldnt handle this. This was so not worth the price they charge & the charge extra hidden fees!! I ended up staying off the beach at the Days Inn and It was exactly what I was looking for clean, cheap, and close enough.

    I don't even think this place deserves 1 star. It was horrible, and I am writing this pos as I check OUT of this DUMP. You go online and see this great place, but as you pull up to the "resort" and drive past all the LOUD construction we are greeted by rude workers. Once I arrived to my room, after having to walk past numerous groups of drunk loud people, I was greeted by a horrid smell; and had a hard time getting through the door. The fact that you MUST walk into the dirty bathroom to enter the room because there isn't room for the door to open and you to walk through it is a mess. Once you get into the room you encounter a roll- away closet, broken mini-fridge, and dirty BLACK mirror. Then as I went to sit on the bed, the supposed to be yellow mattress was turning black. Oh and just incase you needed an extra bed, each room comes with a dirty air mattress. Don't read this and think, "oh maybe she got that one bad room" because I had family also in the DUMP. Their rooms were as bad as min or even worse. So I went to the front desk, and its crazy because workers would agree with all of my complaints, even to the point of suggesting I not stay at the hotel. Once I was done with this conversation i turned around and there was a line out of the door of people coming to complain about their rooms. Lastly, the breakfast, that isn't free unless you got some sot of package plan, consist of is a mess. You are told you can pick either a sandwich, hot cereal, or muffin and one cup of coffee/ hot chocolate. The machine for the coffee/ hot chocolate had a huge sign saying NO FREE REFILS!!! In the end it was the WORST place to be at. Oh and if you do decide to spend the night here, get ready for the drunken knocks at your door at 1am from the random hotel guests. It happened to me both nights of my stay.

    Once, this place was the shit. In the days when spring breakers infiltrated Panama City Beach, there was a need and a want for a room that connected to the room beside it and the room behind it (making, if all doors are open, the ultimate four-room party suite). But as a real person, it simply makes the noise from your neighbors a bit more evident. The poor lighting doesn't help, although it is easily rectified by opening the shades to the giant window in the room. But opening the shades is of little help too when you have the pool facing view - each room has either a pool or gulf facing view. DEMAND THE GULF VIEW. That will make your stay worth it, but you'll be bitter if you face the pool, each night trying to sleep while thinking about your backside neighbors enjoying moonlight over water and crashing waves. Standard one king or two twin beds, no desk, and a fridge and microwave in room. The freezer didn't work in our room. Rooms were clean-ish, staff was nice, and the parking was easy. If you're staying for Ironman Florida, the convenience was awesome, but just a quarter mile down the road you're looking at a $40 to $50 savings per night. Probably worth it.
